WHAT WE DO FOR THE INVESTOR
Primarily, Abel Property Management takes the worry out of caring
for your investment. Our responsibility to an investor is to ensure, “the
best return on their investment.” Abel Property Management
Inc. has several divisions, each one dedicated to providing excellent
service in its specialty. Following are Abel Property Managements
divisions and a, description of the services provided. It is important
to note that an investor is not obligated to utilize all of the services
provided. Our investors may customize management services to meet
their needs.
ACCOUNTING DIVISION
Abel Property Management, Inc’s Accounting Division is equipped
with “state of the art” real estate management software.
We provide the investor with monthly accounting statements. At your
request we are able to provide graphs, spreadsheets, and many specialized
reports. In addition, our services include mortgage payments, bill
payments, tax payments, insurance payments, homeowner fee payments,
and direct deposits.
MANAGEMENT DIVISION
Abel Property Managements experienced, professional Property Managers
possess all the skills necessary to meet the individual needs of
any investor. Our Property Managers are committed to providing excellent
service to our investors. We are able to accomplish this by continually
educating ourselves, conducting market surveys, staying abreast of
changing legal requirements, etc. For the investor, we collect rents,
serve notices, initiate legal action for evictions and to recover
funds, prepare yearly budgets, monthly review Profit & Loss Statements.
In addition, we conduct scheduled property inspections and when necessary
make recommendations to the investors for property maintenance needs
or up grades. We also supervise a preventive maintenance program,
which results in long term savings.
MAINTENANCE DIVISION
Abel Property Management, Inc currently has a maintenance crew which
is available 24 hours per day. Most service requests are normally
handled within 48 hours. Emergencies are taken care of immediately
Our maintenance personnel are well trained and represent many years
of experience in construction, remodeling and general maintenance.
•
Painting service for both interior and exterior surfaces, ranging
from “spot” painting to full custom paint jobs. Our bids
are consistently 20 to 25 percent lower than most painting firms.
In addition, each property is examined yearly and recommendations
for paint improvements are presented to our investors.
• Cleaning service. Our personnel can provide a thorough cleaning of
the interior of any unit, as well as pressure washing the exterior
of a property.
• Landscaping service ranging from design and installation to weekly
maintenance.
At the request of the investor, we will obtain bids from outside
contractors in order to assure that you are getting competitive prices
on any major rehab or installation.
ON-SITE MANAGERS
Abel Property Management, Inc. Management Division personally train
and supervise all On-Site Managers. We keep them abreast of changing
laws and markets throughout the term of their employment. We utilize
seminars covering Real Estate Management Law, office organization,
marketing, how to qualify a resident, move in/move out procedures,
maintenance and accounting procedures.
MARKETING
Abel Property Management, Inc’s lower than average vacancy
factor is due in part to our extensive advertising. Our free ‘Availability
Listing’ is distributed throughout our main office, our off-site
managed properties, several local campuses and real estate offices,
thereby expanding “community wide” information regarding
your property. We also provide our ‘Availability Listing’ to
local rental agencies, free of charge. We advertise your investment
through signage, on the internet, through local housing agencies,
in newspapers, and through flyers posted at local companies and campuses.
